I am wanting to buy a modular home on 1.5 or so acres & have just about gotten what I want!
It has become so loud in where i live even though several blocks from the hub of down town that I can't hardly wait to make this move a reality!
I have been giving items away that are unwanted & that I have too much of.People suggested having a rummage sale but it takes 2 or more people to do that here due to theft & people wanting to go into the house to try items on or use the bathroom or get a drink - so i decided that after paying for a classifieds ad + all the time it takes to set up & organize & price- I would be farther ahead to give it away to someone who can use it ! This paid off because the people I gave already 3 loads of it to are going to help me move for about 1/2 of what Union movers would get @ several men @ $20 an hr !
I have such vision for the house I want already having only seen it 2 times!
When they say "modular" you might get the impression it is a trailor.In essence it is but it is a HUD home built in 1990 & has the brass plate denoting it as such + it has a full basement whereas trailors do not.
It has 5 bedrooms & 2 bathrooms,a nice big deck on the front with built in bench,
HUGE basement windows,I will use propane & share a well with the seller who I will pay $25 a month for unlimited use & maintanance.I will have to contract a rural garbage pick-up which will cost a little extra because in town the water & sewage/garbage is all in one & the most recent bill I payed was just over $28.
I have been thinking of planting lavender,tomatoes,strawberries & herbs to begin the next season with & hope to have more than enough so I can sell some at the farmers market or put a sign about a 1/2 mile up my gravel road to attract passersbys on the nearest county hiway.
I have been a city dweller for most of my life but have a little experiance in the country when I was a child.
I would love to hear from anyone who has done the same,moved to the country to farm or try to live a nicer,more serene life out side of town!
There is a craft shop on the property which only needs a little fixing up such as paint next spring & swept & some wasp or other flying insect nests out that were allowed to be built while the place was unoccupied.
I am anxious to hear from you who love to live quietly & what you do with your life to make it more enjoyable &/or profitable in whatever way thrift wise or recycling ways or whatever!
This place is 12 miles from where I am & although not totally isolated - it is a far cry from so much hustle & bustle & the type of place where I might actually have deer in my front yard curious of their new tennent!
I forgot to mention 2 pecan trees & 2 walnut trees which the realtor didnt know of until after the seller brush hogged the other day & we went to inspect!
We didn't look for other nut trees in the back or anywhere else on the property - it would be really great if there were more but I feel the added bonus of just those 4 is excellent !
I might consider some other fruit trees or even a grapevine when I get situated & so on.
I also plan to do some vLogging when I get down to doing little projects for improving & have ordered some items from amazon to make it happen & several are already on their way !
I also am interested in having an outdoor wood furnace to utilize wood scrap I can pick up for free so any experiance with you would share will also be welcomed!

I really need to know about how you all handle shopping trips & what you buy when you go!
I realize I wont be hopping over to the dollar general every time i run out of 2 litres of pepsi & chips & dip ! Not as high as gas is & how far it is -- let me know your game plan in this reguard ! looking forward to your ideas !!

that little window is in the master bathroom.
Curtaining this is going to be a BREEZE lol
Keep in mind most windows I had downtown were 104" long ! Every curtain had to be tailor made!
My mom made the front room ones & I made a nice red velvet one for the dining room & loads of lace everywhere (I am very feminine, girly even lol)
I saw Big Lots has big area rugs for $50 -- that's another thought...
OR
i might somehow get a big enough piece donated somewhere along the line! That would work out for my basement !
the little roofed place on the back steps is good to get out of the rain a little.The seller just replaced worn out wood steps there too.
I would soon LOVE to get the front a wood trellislike cover so I can have a grapevine & maybe roses on the front -- good for shade & even more privacy !
The whole time we were there the other day I saw only a schoolbus go by & they let the kids off about 1/2 mile west at the corner then they walk the rest of the way up another gravel road-- there are 2 ponds nearby
I have visited a lot of improvement sites & saved a lot of project ideas I want to use soon ! Some folks are SOOO genius that way !

I don't mind that the carpets are ugly & even stained because I have some rugs to make the difference !

The steps down are very wide - I was a little worried about getting Brads favorite seating in the house,the sofa surround,down the stairs but it's going to work!
My big screen will be down here too & MAYBE a smaller tv in the front room but I would like to keep it more like a sitting room maybe not,we'll soon see!!
Didn't I say the windows are HUGE ?!?!
I will want a sliding glass door installed sometime in the near future for outside access
with a bit of a patio there too under a wooden shade for possible cooking out!
I will use large area rugs I already have on the floor- aside from the cost of carpeting it is more cost effective to replace only one rug at a time if something non removable happens to it instead of the whole huge wall-to-wall

I was told the sellers kids would be glad to mow for me for extra spending money so thats a relief !
Otherwise i would want to get a robomower & let it go go go !
I also looked at a coffee bean plant - they cost like $8 for one bean + shipping - so I might ask Santa for one & the robo mower !
(I HAVE been a good girl AGAIN this yr!)

Oh how excited you are! What a joyful time for you! We moved almost 2 years ago from a busy road (in the country but busy) to a place way, way out and not busy at all. It has its pluses and minuses.
We have to drive 30 miles to the nearest large store as opposed to the 12 miles before. It's a challenge to do the shopping in one trip with HIM wanting to go several places and ME needing to go others and HIM not being patient with MY places!! ;-) We keep a list all week and try to go only once a week. In our town we have what my son calls "Blue Hair Tuesday" and severa stores give discounts for seniors. I take my husband cause HE's the SENIOR...not me! :-p You just have to keep a good list of things you're out of and likely to run out of during the next week and if you miss it, you just do without. Gas is too expensive to make trips for only a couple of things.
Where we live the snow gets pretty deep inthe winter and we have to plan for extanded times of staying home. We don't have television cause HE's too cheap (but I love him anyway!) so we read and I sew and we talk..yes, we actually talk and we've been married 23 years!!
We recycle and I keep 4 covered garbage cans outside my back door. We take them into the recycle center about once a month when we do our weekly shopping.
I have a couple of freezers and I can a lot. We can't have a garden here because it's too cold. We had frost 3 nights in JULY!! I just try to buy on sale and we keep a beef in the freezer. You have enough land to raise a calf.
Lucky you to have some nut trees! We have planted a very small orchard with several kinds of fruit but they won't produce much for several years.
We have a heat sink fireplace but in our previous home (where wish I lived now...) we had a wood furnace in our basement and loved it. We used downed trees from our property and it heated the house nicely. We cut wood here and have a good supply put up for the winter.
I wouldn't want to have a "store" of any kind if I were you. People are nuts now and with you so far away from other people I would be afraid you'd be setting yourself up for robbery. Besides, getting away from people is why you're moving.
Thin k about planting catmint! I love it and it blooms from spring until now out here and would probably bloom longer where you are. It looks a bit like lavender and spreads into a nice large round clump in just 1 season. Deer don't touch it either. We also love lilac and it's easy to get a start and fairly tough.
You sound like you've got great plans. I like to get myself to sleep planning what I'm going to do at our house. I lay in bed and plan all sorts of things! If money were not constantly a hinderance in every part of life I could have such fun!!
My husband and I have 160 acres here so ther is plenty to keep him busy outside and me both in and out. We're rather old fashioned so I do all the inside stuff. He just wants hot meals and clean beds and clothes. He tends the cows and builds the fences and works the fields. I have a profile on here so you can see us if you're interested.
Have fun with your new place and send in some pictures when you get it up and running. You'll really enjoy that basement!

I, too, would like to move to the country. My fondest memories as a child are napping on Grandma's porch swing, listening to the birds chirping. I would pick strawberries, gather the eggs, and chase butterfilies all over the flower gardens. Take a walk behind the barn, look at the cows, ducks, and pigs, and go fishing in the pond. vguy, Earle, Ar

I hope that you're getting settled in now. My husband and I moved to the mountains, here in SC. Its a pleasant adjustment getting away from city life. We make our jams and jellys, and sell some on consignment to pay for the costs(jars are quite expensive) We have a small garden and make use of two freezers. We are blessed with wild blackberries and muskadines, so alot of time is spent picking. I rather enjoy it, I spend alot of quiet time with God. On days off I go fishing, we have an abundance of places to go, there are alot of lakes and rivers around here and the scenery is beautiful. As I get older I've learnt that less is more, especially when you downsize to a smaller place, and that to be frugal sometimes means to be content with what you have. I wish you well in your new place and am looking forward to your progress reports!
